Tunmire

Run your own brokerage, under your own name.

Texas sales agents in the Houston area can own a licensed brokerage LLC without a broker license. We serve as its designated broker. You keep your brand and your whole commission, and every file is checked before it closes.

Your brokerage, your brand

Your LLC is the licensed business. Your name is on the sign, the website and the contracts, not a franchise's.

No commission split

Flat fees with a yearly cap. Commission is paid to your brokerage, not shared with ours.

Every form checked in a minute

Upload a contract and the compliance desk reads it at once: blanks, initials, dates, missing addenda, each with the page and the fix.

A broker who signs off

Once a file is clean, John Tunmire reviews and approves it. You see each deadline and keep an audit trail of every step.

How it works

Request sponsorship

Tell us about your license, your business and the LLC you have or plan. We call you to talk it through.

Set up the brokerage

Your LLC names the designated broker as a manager, carries E&O, and is licensed with TREC. The setup fee covers the TREC entity filing and onboarding.

Work your deals

Open each deal at contract and upload the forms. The compliance desk tells you exactly what to fix before anything reaches the broker.

Approve and close

Clean files go to the broker for approval. Commission goes to your brokerage, and your file is complete.

Questions

Do I need a broker license?
No. TREC lets a sales agent own a licensed business entity, as long as the entity has a designated broker who is responsible for its transactions and agents. For an LLC, that broker must be a manager or managing member.
Who is the designated broker?
John Tunmire, who reviews and approves every file before it closes.
Where do you work?
The Houston area.
Can I bring agents with me?
Yes. Each agent you sponsor under your LLC is $35 a month and works their deals in the same system.
What does the compliance desk check?
Blank fields, missing initials and signatures, deadline dates, required addenda (financing, owners' association, lead-based paint), names, prices and amounts that disagree between forms, and your IABS. It never changes what you wrote: special provisions go to the broker to read as written.
What happens to my commission?
It is paid to your brokerage. We charge the flat fees above and take no split.
